About PropertyFlow

PropertyFlow Technologies Ltd was founded in December 2025 in Edinburgh. We're a PropTech startup building a cloud-based platform for short-term rental operators -- automating multi-channel distribution across major booking platforms like Airbnb and Booking.com, AI-Powered Cognito Pricing, and compliance tracking for UK STL regulations.

Alongside the platform, we offer property management as a service to landlords -- either as a corporate let or fully managed service. We're scaling rapidly, targeting Edinburgh's growing addressable market.

The team is small, the pipeline is growing fast, and we're looking for people who want to build something from the ground up.

Marketing & HR Coordinator

Edinburgh (Hybrid) Full-time or Part-time Competitive + Equity Options Reports to Head of Commercial Growth

Own PropertyFlow's marketing engine -- content, social, lead generation, and CRM -- while working the commercial side: speaking to landlords, handling objections, and converting interest into booked meetings.

Ideal for someone with 0-2 years of experience who's already active on social media and knows what makes content land. Running a side project or building your own brand? That's the mindset we want.

Key Responsibilities

  • Create and publish marketing content for landlords and STL managers across Instagram, TikTok, LinkedIn, and Facebook. Own the content calendar and community engagement end to end.
  • Brief and manage external content creators -- set deadlines, review deliverables, and ensure everything ships on-brand.
  • Build email campaigns and newsletters targeting landlords. Take ownership of paid advertising across social and search channels as we scale.
  • Qualify inbound leads from social channels and convert them into booked meetings for the commercial team.
  • Manage day-to-day HR processes using Sage -- onboarding, employee records, contracts, right-to-work checks, and compliance documentation.

What We're Looking For

  • Strong written communicator who can create content that resonates with a B2B audience
  • Active on social media with real understanding of how platforms work for growth
  • Comfortable context-switching between creative marketing and commercial support tasks
  • Genuinely interested in property, PropTech, or the short-let market

Property Portfolio Manager (Senior)

Edinburgh (On-site) Full-time, Permanent Competitive salary Reports to CEO

This is a strategic leadership role driving PropertyFlow's expansion into direct property acquisition alongside SaaS platform growth. You'll own a portfolio of commercial projects -- acquisitions, renovation programmes, compliance cycles, and platform onboarding -- with full accountability for delivery.

Start date: September 2026. 37.5 hours per week, Monday to Friday. Skilled Worker visa sponsorship available for the right candidate.

Key Responsibilities

  • Own the property acquisition pipeline end to end -- source, evaluate, and project-manage the purchase and conversion of residential units into licensed short-term lets.
  • Conduct site assessments using civil engineering / building surveying expertise, evaluating structural condition, renovation requirements, and cost estimation.
  • Manage the compliance calendar across all properties -- STL licence renewals, gas safety certificates (CP12), EICR reports, EPC ratings, PAT testing, fire safety, and legionella risk assessments.
  • Drive SaaS platform growth by onboarding new property owners from Edinburgh's growing addressable market.
  • Coordinate cross-functional teams across operations, commercial, technology, and on-the-ground property management. Prepare portfolio-wide performance reports and strategic recommendations for the CEO and board.

Essential Requirements

  • Degree-level qualification (RQF Level 6+) in civil engineering, construction management, building surveying, or business management
  • 10+ years project management experience managing multi-stakeholder programmes with budgets, timelines, and deliverables
  • Technical knowledge of building assessment: structural integrity, renovation scoping, cost estimation, and building safety regulations
  • Experience with regulatory compliance in property or construction (safety certificates, licensing, planning permissions)
  • Financial management skills: P&L oversight, acquisition business cases, portfolio performance reporting

Desirable

  • + MBA or equivalent postgraduate business qualification
  • + Experience with short-term rental, hospitality, or property technology platforms
  • + Knowledge of Scottish STL licensing regulations and Edinburgh's Control Area requirements
  • + Experience managing large-scale government or institutionally funded projects
