PropertyFlow Technologies Ltd provides short-term let management and compliance services. The following descriptions are summaries only and do not constitute contractual offers:

Corporate Let Service

Under the Corporate Let model, PropertyFlow Technologies Ltd becomes the tenant of your property. We pay guaranteed rent to you on a monthly basis, regardless of occupancy. PropertyFlow covers all bills, council tax, and bears all vacancy risk. We manage all compliance obligations, including STL licensing, planning permissions, safety certifications, and insurance requirements.

This arrangement is governed by a formal Corporate Let Agreement, which sets out the full terms including rent amount, duration, maintenance responsibilities, and termination provisions.

Managed Service

Under the Managed Service model, PropertyFlow manages your property operations for a competitive management fee. You, the landlord, retain full ownership and receive variable income based on occupancy and nightly rates achieved. The landlord bears the variable income risk. PropertyFlow handles guest management, pricing optimisation, channel distribution, cleaning coordination, and compliance tracking on your behalf.

This arrangement is governed by a formal Management Agreement, which sets out the full terms including fee structure, service scope, reporting obligations, and termination provisions.

Platform Services

PropertyFlow's technology platform provides the following capabilities:

  • Cognito Pricing Engine: Real-time market data analysis and dynamic pricing optimisation using data from Airbnb, Booking.com, and other OTA channels.
  • Compliance Tracking: Automated monitoring of STL licence status, safety certification expiry dates, planning permission timelines, and regulatory changes.
  • Channel Management: Distribution of your property listing across multiple online travel agency (OTA) channels, with centralised calendar synchronisation and booking management.

All services described on this website are subject to separate, formal service agreements. The descriptions provided here are for informational purposes only and do not create any binding contractual obligations.

  • Management Agreement -- governing Managed Service arrangements, including fee structure, service scope, reporting obligations, liability, and termination provisions.
  • Corporate Let Agreement -- governing Corporate Let arrangements, including guaranteed rent, tenancy duration, maintenance obligations, and early termination clauses.
  • STL Service Packs -- governing specific short-term let compliance and licensing services, including licence applications, planning submissions, and safety certification management.

In the event of any conflict between these website terms and the terms of a formal service agreement, the formal service agreement shall prevail.
