Common Questions

Do I have to use all channels?

No. We recommend starting with Tier 1 platforms (Airbnb, Booking.com, Google Vacation Rentals) and adding specialty channels as your listings mature. PropertyFlow allows you to choose which channels are active for your property.

Does syncing affect my Airbnb reviews or ranking?

No. Each platform maintains its own reviews, ratings, and ranking algorithm. Syncing calendars doesn't interfere with how Airbnb or Booking.com rank your listing. If anything, higher occupancy improves your rankings.

What if one platform blocks my calendar sync?

PropertyFlow maintains relationships with all major platforms. Calendar sync is a standard API feature. In rare cases where a platform blocks sync, we use manual booking confirmation or can temporarily remove that channel.

Can I manage pricing differently on different channels?

Yes. Our Cognito Pricing engine optimises rates globally, but you can override prices per channel if needed. Some hosts charge slightly more on Airbnb, slightly less on Booking.com, or premium rates on direct bookings for longer stays.
