PropertyFlow Partner Programme, the terms in summary

This page summarises how the Partner Programme works and who you contract with. It is a summary. The full terms are in the Operator Agreement, which we send you after your application is accepted, together with the Partner Programme Guide.
Who you contract with
The Partner Programme is run by PropertyFlow Management Partners Ltd, a company registered in England and Wales with company number 17335928, whose registered office is at 20 Wenlock Road, London, N1 7GU. That company is the contracting party with every landlord and holds the licences, the client bank account and the operations. PropertyFlow Technologies Ltd provides the platform that everything runs on. The Operator Agreement is governed by the law of England and Wales.
How the programme works
- You introduce landlords and hold the relationship with them. You do not sign contracts with landlords; every landlord contracts with PropertyFlow Management Partners Ltd on its standard Landlord Agreement.
- PropertyFlow Management Partners Ltd holds the short-term let licence or registration for each property, takes the bookings, holds every pound of booking money in a designated client account, runs cleaning, changeovers, linen and maintenance through its Service Partners and Maintenance Partners, handles guest messages through the back office, and pays the landlord monthly with an itemised statement.
- You are paid 50% of PropertyFlow's management fee, excluding VAT, on every property you introduce, every month, on a self-billed statement issued by PropertyFlow Management Partners Ltd. Commission is calculated on fees actually received; refunds and chargebacks are adjusted in the following month.
- Your own properties are welcome on the programme on standard landlord terms. No commission is paid on your own properties, and no commission is paid on landlords PropertyFlow contracts directly.
- You never receive, hold or direct client money, and you never hold a licence for a property on the programme. Booking money goes only to the designated client account of PropertyFlow Management Partners Ltd.
- You trade under your own name and keep your relationships. On every listing and contract the manager and licence holder is PropertyFlow Management Partners Ltd.
- You are an independent business, responsible for your own tax, VAT and National Insurance. The programme is not employment and creates no partnership in the legal sense.
- Every Partner has a named Portfolio Manager in the back office as their day-to-day contact, and escalations run to the Operations Manager.
Applying
The programme is by application. We review every application and accept around one in five. Accepted applicants receive the Operator Agreement and the Partner Programme Guide, sign electronically, complete onboarding and training, and start introducing landlords. The Guide answers the questions most applicants ask, including how leaving the programme works.
