Own a property, the terms in summary

This page summarises what happens when you ask PropertyFlow to connect you with a Partner to run your property. It is a summary. The full terms are in the Landlord Agreement, which the Partner brings you before anything starts.
Who you contract with
Every managed property is contracted by PropertyFlow Management Partners Ltd, a company registered in England and Wales with company number 17335928, registered office 20 Wenlock Road, London, N1 7GU. Your Partner introduces you and stays your local point of contact; the agreement, the licence, the client money and the operations sit with PropertyFlow Management Partners Ltd. The Landlord Agreement is governed by the law of England and Wales.
What you get
- A PropertyFlow Verified Partner in your area as your relationship contact, and a named Portfolio Manager in the back office for the day-to-day running of the property.
- PropertyFlow Management Partners Ltd applies for and holds the short-term let licence or registration where the law requires one, and keeps the safety certificates and documents current with you.
- Your property is listed and priced across the booking channels, guests are messaged and looked after by the back office, and cleaning, changeovers, linen and maintenance are run through vetted Service Partners and Maintenance Partners.
- Every pound of booking money is held in a designated client account, separate from PropertyFlow's own money, and is never used for anyone else's property.
- The management fee is agreed per property before you sign and is stated in your Landlord Agreement, plus VAT where applicable. Cleaning and maintenance are charged to you at cost with no mark-up, and licence and compliance costs are charged only with your approval.
- You are paid monthly, on a single payout day, with an itemised statement showing every booking, every deduction and the tourist tax collected and paid on your behalf where a council levies one.
- PropertyFlow Management Partners Ltd holds Public Liability, Employer's Liability and Professional Indemnity insurance. Guest damage is handled under each booking channel's own damage protection and your Portfolio Manager files and manages the claim.
- Your Landlord Agreement sets out the notice period for ending the arrangement and what happens to bookings already made.
The market report
The personalised report we produce when you give us your address, bedrooms, sleeps and property standard is an estimate based on market data from third-party providers, the ONS private rents index and our own platform data. It is not a valuation, a forecast of income or a promise of returns, and you should not rely on it as such. Your enquiry is passed to the PropertyFlow Verified Partner for your area, who will contact you.
